@Sol, if the 4th quarter pull back comes to fruition how do you see this affecting housing prices in the US?
I know the trend is up for all assets (eventually). However in the US housing market there was a 7 year downtrend (2008 to 2015).
Are you picturing something looking more like consolidation/ slight downtrend or are you picturing something closer to what happened in the 2008?

For long term investors, there are better deals outside of the US, some of the areas have been mentioned, but one area that should explode in the years to come is the South East Asia zone, and the three likely beneficiaries of this are Vietnam, Malayasia, and Indonesia.

Not enough houses are being built to keep up with demand so in general prices should trend higher albeit not as fast as before, but there is going to be some shakeout. Overall owning property as a business is generally a stressful endeavour unless you live in a nation where the laws are firmly in favour of the owner. Thanks Sol I am in a blue state and considering selling a couple rental units. Yeah Covid showed us that that the friggin CDC could suspend private contracts between individuals (rent moratorium) so I have kind of lost my motivation a bit. It has been 19 years for me. A wiser move, but most don't see it as they see the world through a bubble created for them via their parents, peers, education system, etc and they assume that everything they need will be in that bubble even if they can feel that something is amiss. The smartest thing parents can do for any kid that is under 18 is to make take them to visit new places that are not part of the West and if possible learn a new language even if it's on a rudimentary level. The land of opportunity is now in the East and certain parts of eastern Europe (countries outside of Nato).
On a separate note, pay close attention to what happens to Romania and Poland. The new hypersonic launchers they are placing there are likely to get bombed by Russia. Russia will probably target the launchers in Romania first as they are almost ready.

Thanks for the heads-up wrt Romania. We were probably one to two years away from purchasing real estate there. I have warned my wife to inform her parents and friends who live in Romania - they are mostly in the western parts of Romania, so may be slightly safer from military shenanigans.
