Damn it Yodean I'm being lazy this month and I need you guys to tell me when something hit entry points. I'm too busy buying real estate to put in the new entries. I'm making so many trades these days, both TIT and non-TIT, that's it's hard to accurately report them consistently. Out of curiousity, what are your plans for the big warehouse in NC?

thought outside the box and am putting cyclone fencing between sections of the big building to divide it up. Currently leasing 1/2 space to a motorcycle sales company. Some smaller players are negotiating to take wedges of the space for warehousing inventory or working on vehicles. Mostly for companies that are growing too fast for their current locations. Needs about $300K of repairs to the building. I expect to close on the property by end of this month and have it leased up fully within the next 3 months. So far it looks like after repairs and leasing it up the Cap rate will be 9% (i.e roughly equivalent to earning a 9% apr in a bank). My luck it will go down to 6% with unforeseen vacancies and expenses. Hi Froggo, i believe there's a mistake here for SPR. Sol's recommendation was to close the position. No new instruction to open one. Could you check and advise?

I know the latest update says to close half of this position in the 84-87 ranges, but since the original entry price was 56.10, then 45.00, then 41.50, I figured I was safe to get in at 52.28. If I then sell at 84-87, I still make a profit.
